A home equity loan could yield you your cash in a single lump sum or give you the option to open a line of credit based upon how much equity you have on your already mortgaged property. A straight out home equity loan will likely have a fixed interest rate attached to its payment plan, while the interest rate on a home equity line of credit (HELOC) will vary depending on the market conditions that prevail at the time when the money is actually requested. Assess your financial situation thoroughly before deciding what kind of loan to choose. An HELOC may be more advantageous when you’re not exactly sure how much money you’ll need or when exactly you’ll need it. In cases where you need a lot of money for a certain need, then a straight out loan is probably the better option.

Once you’ve decided what type of loan to get, your next focus should be on maximizing your chances of getting one with the best terms possible. This means knowing what it is the banks will be looking at when assessing your request. Financial institutions usually scrutinize your credit score, your employment history, the amount of equity in your original mortgage, and your debt to income ratio. The banks’ primary concern will be your ability to repay them, which should be reflected in your employment history and the amount of debt you have. Your credit score is largely determined by how diligently you have repaid your credit card bills and other bank debts. This information is shared by all banks, so it is probably a good idea to know what your credit score is beforehand. This will give you a clue as to what kind of interest rates you’re likely to face when going after mortgage funding.
